Residential Property Conveyancing Fees


On conveyancing we charge by reference to the value of the property being sold or purchased together with whether there is a mortgage or loan connected with the purchase or the sale of the property. 

There are a lot of variables when you buy or sell a property which would affect the amount that you would have to pay. If you wish to contact us, we can provide a detailed quote, tailored to your circumstances but will provide some examples below. 


Fee Examples

Property sales

Sale of a freehold property at £350,000.00 with no mortgage

Our fees cover all the work* required to complete the sale of your property. At this price, the fees would likely be:- 
  • Legal fee £845.00 plus VAT (totalling £1,014.00)
  • Electronic money transfer fee if required £35.00 plus VAT (totalling £42.00)
  • Official copy of title register £6.00
Estimated total: £1,002.00

This amount does not include the amount payable to your estate agent and the costs for obtaining any additional title deeds or copies of any planning and building regulations documents if duplicates are needed. 



Sale of a leasehold property at £250,000 with one mortgage 

Our fees cover all the work* required to complete the sale of your property. At this price, the fees would likely be:-
  • Legal fee £895.00 plus VAT (totalling £1,074.00)
  • Legal fee for acting for your mortgage company £100.00 plus VAT (totalling £120.00)
  • Electronic money transfer fee to mortgage company £35.00 plus VAT (totalling £42.00)
  • Electronic money transfer fee to you if required £35.00 plus VAT (totalling £42.00)
  • Official copy of title register £12.00
  • Official copy of lease £3.00
Estimated total: £1,293.00

This amount does not include the amount payable to your estate agent and the costs for obtaining any additional title deeds or copies of any planning and building regulations documents if duplicates are needed. 

You are also likely to be charged fees by your Landlord or Management Company for providing certain information that the buyer needs. Those costs are typically around £250.00 plus VAT, but can vary greatly between Landlords and Management Companies. 



Property purchases 

Purchase of a freehold property at £350,000 with no mortgage 

Our fees cover all the work* required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property is in Wales. At this price, the fees would likely be:-
  • Legal fee £895.00 plus VAT (totalling £1,074.00)
  • Electronic money transfer fee £35.00 plus VAT (totalling £42.00)
  • Search fees, typically around £350.00
  • HM Land Registry fee (payable to the Land Registry) £330.00, but reduced to £150.00 if you are buying the whole of a property currently registered at the Land Registry.
  • HM Land Registry search fees, typically around £7.00
  • Stamp duty/land tax (payable to the government) £2,500.00 to £18,000.00, depending on whether you are a first time buyer, whether you will own one property on completion or whether you will own more than one property on completion.
Estimated total: £1,803.00 plus stamp duty (as it is subject to great variation depending on your circumstances)



Purchase of a leasehold property at £250,000 with a mortgage 

Our fees cover all the work* required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property is in Wales. At this price, the fees would likely be:-
  • Legal fee £995.00 plus VAT (totalling £1,194.00)
  • Fee for acting on behalf of the mortgage lender £150.00 plus VAT (totalling £180.00)
  • Electronic money transfer fee £35.00 plus VAT (totalling £42.00)
  • Search fees, typically around £350.00
  • HM Land Registry fee (payable to the Land Registry) £330.00, but reduced to £150.00 if you are buying the whole of a property currently registered at the Land Registry.
  • HM Land Registry search fees, typically around £7.00
  • Stamp duty/land tax (payable to the government) £0.00 to £10,000.00, depending on whether you are a first time buyer, whether you will own one property on completion or whether you will own more than one property on completion.
Estimated total: £2,103.00 plus stamp duty (as it is subject to great variation depending on your circumstances)

There are also certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller's solicitors.



Purchase of a 40% share in a leasehold shared ownership new build property at £70,000 with a mortgage and a Help to Buy ISA 

Our fees cover all the work* required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property is in Wales. At this price, the fees would likely be:-
  • Legal fee £775.00 plus VAT (totalling £930.00)
  • Fee for dealing with the new build element £100.00 plus VAT (totalling £120.00)
  • Fee for acting on behalf of the mortgage lender £150.00 plus VAT (totalling £180.00)
  • Fee for dealing with your Help to Buy ISA £50.00 plus VAT (totalling £60.00)
  • Electronic money transfer fee £35.00 plus VAT (totalling £42.00)
  • Search fees, typically around £350.00
  • HM Land Registry fee (payable to the Land Registry) £40.00
  • HM Land Registry search fees, typically around £7.00
  • Stamp duty/land tax (payable to the government) £0.00
Estimated total: £1,729.00 


There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller's solicitors.

Anticipated Disbursements*
  • Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £50.00 plus VAT and £175.00 plus VAT.
  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £50.00 plus VAT and £175.00 plus VAT.
  • Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £75.00 plus VAT and £250.00 plus VAT.
  • Certificate of Compliance fee - To be confirmed upon receipt of the lease, as can range between £100.00 plus VAT and £200.00 plus VAT. 
*These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.



Stamp Duty Land Tax

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website.

The stamp duty does vary massively, depending both on the price you are paying and whether you are a first time buyer, whether this will be your only property or whether this is an additional property and if you contact us we can clarify the correct amount for you based on your circumstances. 



Re-mortgages

Our typical fees for dealing with a re-mortgage of a freehold property with an existing mortgage secured on it start from £395.00 plus VAT, plus disbursements. The disbursements may include:-
  • Electronic money transfer fee £35.00 plus VAT (totalling £42.00)
  • The Land Registry fee, which will vary depending on the value of the mortgage. 
  •  Property searches, which are typically around £350.00. 
  • Land Registry search fees, which are typically around £7.00.
If you are re-mortgaging a leasehold property, there may be additional fees to pay to the Landlord or Management Company. We will update you on the specific fees upon receipt and review of the lease.



How long will my house sale or purchase take?

How long it will take from your offer being accepted until you complete will depend on a number of factors. The average process takes between 10-12 weeks for a freehold property and 12-16 weeks for a leasehold property, with shared ownership properties likely to take longer. It can be quicker or slower, depending on the parties in the chain. 



Stages of the process

The precise stages involved in the sale or purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

Sale process:-
  • Take your instructions and give you initial advice
  • Preparing the contracts and paperwork to send to the buyer's solicitor
  • Deal with enquiries from the buyer's solicitor
  • Discuss any concerns and issues with you
  • Obtain details of any balance due to your mortgage company
  • Send final contract to you for signature
  • Agree completion date (date from which you no longer own the property)
  • Exchange contracts and notify you that this has happened
  • Send you details of any balance due to you 
  • Complete sale
  • Pay the estate agents and pay off any mortgage you have on the property
  • Pay any final balance to you

Purchase process:-
  • Take your instructions and give you initial advice
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller's solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Draft Transfer
  • Send report on the property to you along with final contract for signature
  • Advise you on joint ownership
  • Obtain pre-completion searches
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry


There are a number of factors that would typically increase the cost of the service, including:-
  • if legal title is defective or part of the property is unregistered
  • if we discover building regulations or planning permission has not been obtained
  • if crucial documents we have previously requested from you have not been provided and we have to obtain duplicates
 
* Our fee assumes that:
  1. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  2. this is either the sale of the whole of your property (if freehold) or the assignment of an existing lease and is not the grant of a new lease (if leasehold)
  3. the transaction is concluded in a timely manner and no unforeseen complication arise
  4. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  5. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
